Today, we’re shining the spotlight on Robert Dinkins, the San Antonio Investment Sales Analyst, to learn more about his role at Berkadia, what excites him most about CRE, and what advice he would give to his younger self.

Describe your role at Berkadia.

I consider my role to be instrumental in managing the investment sales platform’s underwriting and marketing process, I’m knowledgeable in tracking economic and financial trends, and exciting in the face of inward (Berkadia) and outward (client, network, professional organizations). In reality, a great analyst does a lot to maintain the connectivity of the office and production groundwork.

What part of your role are you most passionate about?

I believe I am most passionate about the future-facing aspect of the role. As producers bring in deals, it is up to the analyst to understand the depths of the property’s finances, however, we’re the first to really “build the story” of how the property will develop in tandem with economic trends. Additionally, I love meeting new people. Whether in the office, with clients, or within my professional network, I wear the Berkadia badge with pride knowing their expectations are met by our service and expertise.

What excites you most about commercial real estate?

Commercial real estate’s fruition of the initial owner/developer’s idea and the leading story about a property excites me the most. Understanding a property’s history as a past and pushing the continuum of its future.

What advice would you give to a younger version of yourself coming into the CRE industry? What is the best advice you have received?

I’ve only been in commercial real estate for just over a year, so with that being said I am still discovering something new every day. In culmination of various mentors and conversation, the best piece of advice I’ve received is, “leave no stone unturned, stay knowledgeable in every aspect of the deal – macro to micro, and remain creative.”

Where do you envision your career going?

I envision myself as a powerful driving force in the production teams in San Antonio and Austin.

When you’re not helping Berkadia move the industry forward, how do you spend your time?

I spend a lot of time with family, both with my wife’s and my own. Otherwise, I focus on edifying practices, reading books on philosophy, and sweating in my home gym.

How has your time at Berkadia helped to accelerate your personal or professional development?

The key to my time with Berkadia, and maybe the advice I’d give my younger self, has been spurred by the fact that I’m with the right group. I understand that my work is important and beneficial to Berkadia. My peers in the San Antonio office let me know how my work helps, how it can be improved, and accepts any new ideas or concepts that I have brought to the table.

Anything else you’d like to add?

For all analysts: stay diligent in networking and joining other CRE networks – I’ve been chair and members of several committees in various groups, the Urban Land Institute, CCIM, CREW, and RECSA to name a few. With little to no prior real estate experience. If you’re confident, considerate of the other members, and bring a new perspective…your career will build itself.
